Banking Book Portfolio Management Best way to learn about investment management and practice it?
I’ve become very interested in finance/international finance and all related topics (Investment, private equity, mutual funds, hedge funds, stock market, portfolio, securities, trading ect), this has come to me since starting to work at a bank. I do more traditional banking now which is relatively easy, I currently work as a teller.
I want to go back to school and I’ve been eying a Global Business and Public Policy degree as well as a Finance Degree. Someone taught me that I can self teach myself all the skills I need for the topics listed above and has given me a list of books I should buy, implying that paying for college might be unnecessary. Can that be true? All those analysts, brokers, hedge fund managers, don’t they go to school first and then get some hands-on experience with firms and banks? Any help is appreciated.
There is tremendous information on the net about investing. Investopedia.com also listed below is a good place to start. The series 65 test/exam allows you to become an investment adviser. However just reading the info regarding this and many other test like the series 7 or series 63 will really give you an understanding about how little we know about money and investing. This should be a great place to start.

I have put in an offer for a foreclosure home . Contract i received back from ‘sellers’ bank says that it is my responsibility to ensure that title is clear and that there are no past due taxes , liens , association fees etc on the home ..otherwise it will be my responsibility .
How can I guarantee that home is clean
(1) Clean title
(2) No past due real state taxes
(3) No liens / association fees etc
How much would it approx cost ? and How much time it takes to do this search ?

I have done loans for many foreclosures. The bank has always guaranteed clear title to the home with them paying any taxes or liens due. They even give Owner’s title insurance at their cost. Proceed with caution would be my advice. Make sure you have an out if there are taxes & liens you can’t or don’t want to pay.

Found advice on here about trying to start a wedding photography business. The advice I found was do not get a business license at first and try a couple of weddings and see if you are going to stick with it or not. All may not agree on it but my question is in California it sounds like the total price charged is taxable. Is that correct? Then if so how do you report sales tax if you don’t have a license? And if the reply is don’t then I would ask about my bank, they opened us a business checking account without a business license and or fictitious name. Does the bank report income deposited into that to any one? I am only asking in case this business does not take off what do I do about sales tax?
You are correct about the entire selling price charged to customers being subject to sales tax in CA. In order to report the sales tax , you need to get a seller’s permit with the Board of Equalization. You don’t need a business license to apply for a sellers permit. There is no charge. Follow the link provided to find your local BOE office. If your business does not take off, it is easy to close your permit.
If you don’t get a seller’s permit, but get audited by the BOE, the auditor will look at your bank accounts, both private (if you are a sole proprietor) and business. They can get a subpeona if you don’t hand the statements over voluntarily. If you can’t prove otherwise, the deposits will be considered taxable income. The BOE exchanges information with the FTB (CA income tax) who exchanges info with the IRS, so you could get audited by all three.

earnest money was collected.buyer was later informed of property to be auctioned, and probate of estate of owner was not obtained and outstanding loan.
buyer agreed to proceed with sale and purchase,and willing to pay cash should financing bank is unable to process and was willing to wait for application of probate to approve despite being advised by his lawyer against it.
seller has successfully negotiated with bank on agreed term of
settlement.now buyer is aborting the sale and purchase stating that his lawyer advised him to do so.
he didn’t want to abort during the earlier stage of his lawyer’s advice.
seller now believes that buyer was misled to believe that his intention to proceed with his purchase of property was genuine.
now buyer wants refund of earnest money.should it be refunded?
All this withstanding, earnest money does not have to be returned. The seller is under no legal obligation to do so, especially if so stated in the contract. Moral obligation to return? thats up to seller. As far as agreeing to sell the property and then informing buyer that property was to be auctioned is at the very least bad business and possibly illegal. Once seller and buyer agreed on deal they both should stick to it unless unforeseen circumstances prevent. However the buyer isn’t thinking rationally if he is ignoring lawyers advice.

Hate to break it to you, but if you don’t love your job, you’re not going to be able to make that money.
If you get a job YOU ENJOY, you’re going to show your boss that you enjoy it. You’ll do better in general. Your raises will be quicker.
